New projects in Dehradun 2026: the 15 registered with RERA so far

What happened

We read Uttarakhand RERA's public list of registered projects on 21 October 2026, and opened the page for each Dehradun district project registered this year. The list is on the authority's older website, uttarakhandrera.uk.gov.in. The search on its newer portal, ukrera.uk.gov.in, returned no projects for any search we tried, including the registration number of a project we knew was registered. So everything below comes from the older list and its project pages.

How many. The list shows 65 projects registered across Uttarakhand in 2026, numbered from UKREP…0700 to UKREP…0764. Haridwar district has the most with 27, then Udham Singh Nagar with 18 and Dehradun with 15. Nainital has 3, and Tehri Garhwal and Almora one each. Across the state, 43 of the 65 are plotted developments. Only 13 are group housing, which is RERA's term for blocks of flats.

Dehradun's 15. Every one of them is marked "New Project Launch" on its RERA page. The localities, promoters and types below are as the promoters filed them. Unit counts are given only where the RERA page states them.

Some RERA pages are thin. Several leave the inventory table empty, and on some plotted projects the inventory is labelled "Studio Apartment" though the description says plots. We have copied only what the pages clearly say. The completion dates are the project end dates the promoters filed. They are not a promise of possession.

What else is known about the market. Few hard 2026 figures exist for Dehradun's sale market:

• Prices. The National Housing Bank's RESIDEX for April to June 2026, released in September, showed Dehradun's index up about 12% to 18% on a year earlier, depending on which of NHB's two dashboard tables you read, with an average bank valuation of about ₹7,600 per sq ft in one of them. We covered it in our post on Dehradun home prices in 2026. The July to September 2026 figures were not on NHB's website when we checked on 21 October.
• New flat approvals. MDDA's own list of maps approved online from 1 April to 30 September 2026 shows 11 group housing approvals. Nearly nine in ten approvals were for single family homes. Our post on what Dehradun is building has the detail.
• Loans. The RBI raised the repo rate by 0.25 points to 5.50% on 7 October 2026. Several banks raised repo-linked lending rates from 8 October. See our post on the repo rate rise and Dehradun home loans.
• Registrations. ETV Bharat reported on 17 September that Uttarakhand's stamp revenue had reached ₹1,143 crore by 31 July, but the number of registered deeds was down 5 to 6%. We found no festive-season sales figures for Dehradun from any registry office or research firm.

What it means for buyers in Dehradun

This section is our view. A project being on this list is not a recommendation, and we have not inspected any of these sites.

Most new supply is still plots, not flats. Seven of the 15 Dehradun registrations are plotted colonies, and two more are mixed developments. Only six are group housing. Add MDDA's 11 group housing map approvals in six months, and the picture is a city where new flats come in small numbers. If you want a flat, expect to choose among a short list of new projects and a larger stock of resale flats.

Use the RERA number, not the brochure. Each project above has a registration number that starts UKREP. Ask the seller for it and open the project's own RERA page. Check that the promoter's name matches the firm you are paying, and that the land, unit count and completion date match what you are being told. A filed completion date is a target. Most of these projects have end dates in 2030 or 2031. Plan your rent and loan around the date in your agreement for sale, and read what it says about delay interest.

Not every project you see advertised is new. Many projects marketed as "new" in 2026 were registered in earlier years. That is not a problem in itself. But check the registration date and any extension on the RERA page, so you know how long the project has already been running.

Which new projects in Dehradun were registered with RERA in 2026?

Uttarakhand RERA's list shows 15 Dehradun district projects registered between 9 January and 8 October 2026. They range from Rishikesh and Vikasnagar to Rajpur Road, Hathibarkala and Dalanwala. Seven are plotted, six are group housing and two are mixed developments. The table above gives the names, promoters and dates.

How do I check if a project in Dehradun is RERA registered?

Ask the promoter for the registration number, which starts with UKREP. Look it up on Uttarakhand RERA's list of registered projects and open the project page. Check the promoter name, land area, unit count and project end date against the brochure and your agreement.

Are there many new flats for sale in Dehradun in 2026?

Not many, going by official records. Only six of Dehradun's 15 RERA registrations this year are group housing, and MDDA approved 11 group housing maps between April and September. Most new building in the city is single homes on plots.

Are Dehradun property prices still rising in 2026?

The latest official figure says yes. NHB RESIDEX showed Dehradun up about 12% to 18% in the year to June 2026. The September quarter figures have not been released yet.
