Dehradun home prices 2026: NHB RESIDEX shows 12-18% yearly rise to June

National Housing Bank data shows Dehradun home valuations up about 12% to 18% in the year to June 2026, well ahead of the 7% rise across 50 cities. Here is what the figures say.

Dehradun home prices 2026: NHB RESIDEX shows 12-18% yearly rise to June

What happened

The national release. The National Housing Bank (NHB) published its housing price index, NHB RESIDEX, for April to June 2026 in early September 2026. Its press release said the 50-city index, built from property valuations collected by banks and housing finance companies, rose 7.0% year on year. It said 47 of the 50 cities saw prices rise, and the index grew 2.7% over the previous quarter. The release named Faridabad (24.4% a year) and Bengaluru (21.5%) among the biggest gainers. It did not mention Dehradun.

What the RESIDEX dashboard shows for Dehradun. NHB's public RESIDEX dashboard has city-level figures. We read the Dehradun series on 13 October 2026. From the March 2026 quarter, NHB moved the index base to 2024-25, so the figures start at about 100 in 2025, according to its June 2026 press release.

The dashboard shows two tables for each city, labelled "Previous-Q" and "Current-Q". They give different answers for Dehradun, and NHB's pages do not explain in plain terms which one to treat as the headline. We give both.

  • "Previous-Q" table. The Dehradun index went from 99.82 in June 2025 to 112.21 in June 2026. That is a rise of about 12.4% in a year, and about 4.7% over the March 2026 quarter. The average valuation went from ₹6,764 to ₹7,604 per sq ft.
  • "Current-Q" table. The index went from 98.92 in June 2025 to 116.91 in June 2026, a rise of about 18.2% in a year. But it fell from 120.44 in March 2026, a drop of about 2.9% in the quarter. The average valuation was ₹7,922 per sq ft in June 2026, down from ₹8,161 in March.

Prices by home size. In the "Previous-Q" table for June 2026, smaller homes (under 60 sq m) averaged ₹7,706 per sq ft, mid-sized homes (60 to 110 sq m) ₹7,656, and larger homes (over 110 sq m) ₹7,449. Larger homes rose fastest over the year, from ₹6,322 per sq ft in June 2025.

How much data sits behind it. The dashboard lists 333 usable valuation records for Dehradun in the June 2026 quarter, out of a larger total. That is a small sample for a whole city. One or two big projects can move it.

Earlier signs from listings. A separate Magicbricks study of July to September 2025, reported by PTI through The Week and by Construction World in November 2025, found average quoted prices in Dehradun up 30.9% year on year. That was the highest of the hill markets it tracked, ahead of Manali (18.1%) and Mussoorie (11.1%). Quoted prices are what sellers ask on the portal, not what buyers pay, so this figure is not comparable with NHB's valuations.

The expressway factor. Business Today reported on 15 April 2026 that Square Yards co-founder Anupam Rastogi expects Dehradun to see a surge in second-home demand, plotted developments and villa communities after the Delhi-Dehradun Expressway. The report gave no Dehradun price figures.

What it means for buyers and sellers in Dehradun

This section is our view.

The direction is clear, the size is not. Every source we read shows Dehradun prices rising faster than the national average over the past year. But the two NHB tables differ by about six percentage points, and the latest quarter shows a rise in one and a fall in the other. Treat "prices are up roughly 12% to 18% a year" as a range, not a fact.

City averages hide your locality. An average of ₹7,600 to ₹7,900 per sq ft says little about a flat on Sahastradhara Road compared with one on Rajpur Road. Ask your bank what its valuer put on similar flats in the same society or lane. Recent sale deeds for the same project are better evidence still. For land in west Dehradun, our post on west Dehradun land prices has dealer estimates by area.

Bank valuation sets your loan. RESIDEX is built from bank and housing finance valuations. If the bank values a flat below the agreed price, your loan will be smaller and you will need to pay the gap yourself. Get the valuation done before you pay a large advance. With loan rates moving, read our note on the October 2026 repo rate hike and Dehradun EMIs.

Sellers should not price off the headline. A 30% rise in quoted prices on a portal does not mean buyers will pay 30% more. Price against recent valuations and registered deals, not against other listings.

Budget for registration too. Stamp duty and fees are charged on the higher of the deal value and the circle rate. Our guide to registration costs in Dehradun explains the sums. You can also browse current property for sale in Dehradun on ILA Infra.

Questions people ask

How much have Dehradun home prices risen in 2026?

NHB RESIDEX data for Dehradun shows home valuations up about 12.4% or 18.2% in the year to June 2026, depending on which of the two dashboard tables you read. Both are well above the 7.0% national 50-city rise.

What is the average price per sq ft for a home in Dehradun?

NHB's dashboard puts the average bank valuation in Dehradun at between ₹7,604 and ₹7,922 per sq ft in the June 2026 quarter, again depending on the table. Actual prices vary widely by locality, project and floor.

Is NHB RESIDEX the same as portal prices?

No. RESIDEX uses valuations from banks and housing finance companies on homes being financed. Portals such as Magicbricks report asking prices from listings, which are usually higher and move differently.
