What Raipur is like
Raipur lies east of the city centre, along the road towards Thano and Maldevta. It is more open than north or central Dehradun, with a mix of older colonies, newer plotted developments and independent houses. The Rispana river and its tributaries run through this side of the city.
Who it suits
Buyers who want more land for their money and a bigger house, and who do not mind a longer drive into the centre. Plot buyers planning to build their own home.
What to check
Check that a plotted colony is MDDA-approved before you pay; the authority has demolished and sealed unapproved plotting across Dehradun district; see MDDA illegal plotting action. Stay well clear of river and drain banks: the Nagar Nigam has served notices on houses in the Rispana flood zone; see Rispana flood zone. Some wards here will start paying house tax from 2028; see 40 wards and house tax.
Nearby: Sahastradhara Road. Plots on the city's edges: the four belts.
