RBI raises repo rate to 5.50% in October 2026: what it means for home loans in Dehradun
On 7 October 2026 the RBI raised the repo rate by 0.25 percentage points to 5.50%, its first hike in years. Several banks lifted repo-linked loan rates the next day.
What happened
The Reserve Bank of India's Monetary Policy Committee met from 5 to 7 October 2026. According to the RBI's own resolution, published on 7 October, the committee voted unanimously to raise the policy repo rate by 25 basis points, from 5.25% to 5.50%. The standing deposit facility rate moved to 5.25% and the marginal standing facility rate and bank rate to 5.75%.
The committee also changed its stance from neutral to "calibrated tightening". That part was not unanimous: two members, Dr. Nagesh Kumar and Prof. Ram Singh, preferred to keep the stance neutral.
The RBI's reasons, in short: inflation expectations have risen, price pressure from supply-side factors such as a weak monsoon and El Niño conditions is spreading, and money and credit growth is strong. Its projection for CPI inflation in 2026-27 is 5.2%, and for real GDP growth 7.1%. The next meeting is scheduled for 2 to 4 December 2026.
Banks moved quickly. As reported by the Free Press Journal on 7 October, several lenders raised their repo-linked lending rates with effect from 8 October:
- Punjab National Bank: to 8.35%, from 8.10%
- Indian Bank: to 8.20%, from 7.95%
- Bank of Baroda: to 8.15%, from 7.90%
- Bank of India and Indian Overseas Bank: to 8.35%
- Tamilnad Mercantile Bank: to 8.5%, from 8.25%
Each of those increases is the same 0.25 points the RBI added. These are the benchmark rates banks build loan pricing on, not the rate any one borrower pays. Your rate is the benchmark plus your bank's spread.
What it means for buyers and tenants in Dehradun
This section is our view, not the RBI's.
If you already have a floating-rate home loan. Find out which benchmark your loan is linked to and when it resets. Loans linked to a repo-based rate usually pass on a change at the next reset date in your agreement. Many banks keep the EMI the same and stretch the tenure instead. Ask your branch which it will be, and if you can afford it, ask to raise the EMI rather than add months to the loan.
If you are about to buy. A 0.25-point rise makes a loan a little dearer. It does not turn a sensible purchase into a bad one. What matters more in Dehradun is the property itself: approvals, title, and whether the builder can deliver. Before you sign, go through our checks before you pay for a flat in Dehradun. If you have a sanction letter that has not been disbursed yet, check whether the rate in it is fixed until disbursal or moves with the benchmark.
If you are shortlisting projects. The RBI has changed its stance to tightening, and that tells you which way it is leaning. It does not promise more hikes. Leave room in your budget so that another small rise would not hurt. Compare what is on the market on our property for sale in Dehradun page, and work out the EMI at a rate a little above today's quote.
If you rent. Rents do not follow the repo rate the way loan rates do. But when borrowing costs go up, some people who were about to buy wait and keep renting a little longer. If your lease is up for renewal, it is a good time to agree terms early. Current options are on our houses and flats for rent in Dehradun page.
Questions people ask
Will my home loan EMI go up straight away?
Not always. Loans linked to a repo-based rate usually change at the reset date in your loan agreement, and many banks lengthen the tenure instead of raising the EMI. Your bank can tell you your reset date and which option it will apply.
How much have banks raised their lending rates?
The banks reported by the Free Press Journal raised their repo-linked rates by 0.25 points from 8 October 2026. PNB, for example, went from 8.10% to 8.35%. Your own rate depends on your bank's spread over that benchmark.
When does the RBI next review rates?
The RBI's resolution gives the next Monetary Policy Committee meeting as 2 to 4 December 2026.
