Buying a plot in Dehradun: what to know first
Most people who come to Dehradun for a plot want to build one house, either to live in or for later. The city has plots in four quite different belts, at very different prices, and in 2026 the Mussoorie Dehradun Development Authority (MDDA) has been demolishing unapproved colonies across all of them. So the order matters: first the belt, then the price, then the papers, and only then the token money.
Tell us your budget and the area you have in mind using the form below this guide, and we will send you plots that fit, with their papers.
Where the plots are
- North: Rajpur Road, Jakhan, Kishanpur, Malsi, Sahastradhara Road. The most sought-after end of the city. Plots are few and usually small, often resale. Check the slope: retaining walls on a hillside plot cost real money.
- Centre: Dalanwala, Race Course, Nehru Colony, Haridwar Road. Mostly built up. A plot here is usually an old bungalow being split, and it tends to go to a builder.
- West: Premnagar, Nanda Ki Chowki, Sudhowala, Selaqui, Sahaspur. More land, larger pieces, more new layouts. Farm, industrial and residential land sit side by side, so the land-use check matters most here.
- South-east: Harrawala, Doiwala, Bhaniyawala, Jolly Grant. The corridor towards the airport and Rishikesh. Many new layouts, and most of MDDA's 2026 demolitions.
Our guide to where Dehradun's plots are goes belt by belt, and the Dehradun localities guide covers each area.
What plots cost in 2026
Plots in Dehradun are priced by the square yard (gaj). In west Dehradun, from Premnagar to Doonga, local reports in October 2026 put rates at about ₹30,000 to ₹46,000 a square yard; the details are in west Dehradun land prices. North Dehradun costs more, and the corridor towards Doiwala usually less, but rates change lane by lane. Compare plots on the same road, with the same road width in front.
The state also sets a circle rate for every area. You pay stamp duty on the sale price or the circle rate, whichever is higher, and Dehradun's circle rates rose 9–22% in October 2025.
Approved colony or illegal plotting
This is the question that decides whether you have bought a plot at all. In 2026 MDDA has demolished roads, boundary walls and plot markings in unapproved colonies in Doiwala, Majri Grant, Markham Grant, Kheri, Khatta Road and elsewhere; see MDDA's 2026 drive against illegal plotting. The buyers in those colonies keep a registered deed for a patch of farm land with no approved road.
A registry does not prove a colony is approved. The sub-registrar registers the deed; MDDA approves the layout. Ask the seller for the MDDA-approved layout, find your plot number on it, and confirm it with MDDA's office or website, as the authority itself advises.
Papers to see before you pay a token
- Khasra number and khatauni. The khasra is the land; the khatauni shows whose name it is in. It must match the seller.
- Mutation (dakhil kharij). Proof that the revenue records were updated when the seller bought.
- Encumbrance check. No loan, mortgage or court attachment on the land, over several years.
- Land use. Farm land is not residential land. Ask to see the conversion order, not a promise of one.
- Access. A recorded right of way to the plot, not just a kachcha track across someone else's field.
The full checklist is in papers to check before buying a plot in Dehradun, and the frauds to watch for are in advance payment land deal frauds.
What the state charges at registration
Stamp duty is 5% of the value. A woman buyer pays 3.75% on the first ₹25 lakh and 5% above that. The registration fee is 2%, capped at ₹50,000. Worked examples are in registration costs in Dehradun.
If you live outside Uttarakhand
Under the 2025 land law, buyers from outside the state cannot buy farm land in Dehradun district, and residential land is capped at 250 sq m per family, with an affidavit. Read buying in Dehradun from outside Uttarakhand before you look at plots.
Questions people ask
How much does a plot cost in Dehradun in 2026?
In west Dehradun, from Premnagar to Doonga, local reports in October 2026 put plots at about ₹30,000 to ₹46,000 a square yard. North Dehradun is usually dearer and the Doiwala side cheaper. Compare plots on the same road and road width.
How do I check if a plot in Dehradun is MDDA approved?
Ask the seller for the MDDA-approved layout plan, check that your plot number is on it, and confirm the approval with MDDA's office or website. A registered sale deed alone does not prove the colony is approved.
Can someone from outside Uttarakhand buy a plot in Dehradun?
Yes, a residential plot of up to 250 sq m per family, with an affidavit, under the 2025 land law. Farm land in Dehradun district is closed to buyers from outside the state.
Which area of Dehradun is best for buying a plot?
It depends on what you are building. North Dehradun suits a family home near schools; the west has larger, cheaper plots; the Doiwala side is a longer-term bet near the airport. Check approval first wherever you buy.
