What Dehradun is building: MDDA's online map approvals, April to September 2026
MDDA has published the list of building maps it approved online between 1 April and 30 September 2026. We went through it: about nine in ten approvals were for single family homes, typically

What the list is
The Mussoorie Dehradun Development Authority (MDDA) posts a running list of maps approved through its online map approval system on its website. The latest file covers the financial year 2026-27 up to 30 September 2026. For each approval it gives the file number, the owner's name, the site address, what the building is for, the covered area, the plot area and the approval date. The list's serial numbers run to 2,560.
We read the PDF and counted the rows ourselves. Text pulled out of a PDF can split or merge a few rows, so treat the figures below as close counts, not exact ones.
What we found
Mostly single homes. About 2,430 of the approvals, roughly 91%, were for a "Single Dwelling Unit": one family's house. About 120 were for commercial buildings, and a handful each for other uses:
- 16 hotels
- 13 multiple dwelling units
- 11 group housing projects (blocks of flats)
- 11 shops
- 7 schools
- 5 hostels
- 4 nursing homes
- 4 petrol filling stations
- 3 guest houses
- 2 resorts
- 2 wedding venues
Small plots. For single homes, the median plot area was about 159 sq m, roughly 190 sq yd. About two in three single-home approvals were on plots under 200 sq m, and about one in five on plots under 100 sq m.
A steady pace. Approvals ran at roughly 380 to 480 a month. July was the busiest month in our count and August, at the height of the monsoon, the slowest.
Where. The village (mauza) names that turn up most often in the addresses include Ajabpur, Majra, Kanwali, Dhoran, Dehrakhas, Sewla, Niranjanpur, Mothrowala, Banjarawala, Kedarpur, Nathanpur and Badripur. Many addresses also name the Vikasnagar and Doiwala areas, Rishikesh and Mussoorie, which are within MDDA's area.
What it means for buyers and owners
This section is our view.
Use the list to check a seller's claim. If a seller says a house was built on an MDDA-approved map, ask for the file number and the approval date, and look for it in MDDA's published list. A file number that does not appear, or a different owner or address, is a question to ask before you pay.
The map is for one use. Each approval names a purpose. A building passed as a "Single Dwelling Unit" is not approved as shops, a hostel or a guest house. Our post on the Unified Zoning Regulation explains why a commercial map on a residential plot is now harder to get.
Group housing is a small slice. Eleven group housing approvals in six months is not much new flat supply for a city of Dehradun's size. Most new homes are being built one plot at a time. If you are buying a flat, check its RERA registration; our post on Uttarakhand RERA's 2026 rules explains what to look for.
Apply online, and keep the approval. If you are building, the online system is how maps are passed now. Our post on MDDA's compounding scheme and online map approval covers the process and what to do about a building that went up without a map.
