Rent in Dehradun 2026: what flats and houses cost by area
On 21 October 2026, Magicbricks listings put the median asking rent for a 2 BHK flat in Dehradun at ₹25,000 a month, and ₹15,000 for a 2 BHK house.

What happened
October 2026 has been a busy month for renting in Dehradun, and most of the news has come from the police and the government rather than from rent data.
Hundreds of tenants checked in a single drive. Doon Horizon reported on 15 October 2026 that police verified more than 900 tenants and outside workers in the Patelnagar and Raipur police station areas. Sixty-six landlords were fined a total of ₹6.6 lakh under Section 83 of the Uttarakhand Police Act, which is ₹10,000 each. In Clement Town, Pioneer Edge reported that a joint police and fire department drive verified 178 outsiders and tenants, and fined 12 PG and hostel operators ₹1.2 lakh in total. In August, Pioneer Edge reported that police checked PGs and hostels in Premnagar and Patelnagar and told operators to get every student verified.
Selaqui to become a nagar palika. Amar Ujala reported that on 19 October 2026 Chief Minister Pushkar Singh Dhami announced that Selaqui would be upgraded to a nagar palika, citing its growing population and its importance as an industrial area.
An IIM campus in the west. In September 2026, DD India, carrying PTI, reported the foundation ceremony for IIM Kashipur's Dehradun campus on a five-acre plot. Pioneer Edge said the plot is at Sudhowala and that the campus will start with executive MBA and training programmes.
The expressway is six months old. The Press Information Bureau reported that the Prime Minister inaugurated the 213 km Delhi–Dehradun Economic Corridor on 14 April 2026. The government said it would cut the drive from over six hours to about 2.5 hours.
Monsoon damage moved families into rented rooms. ETV Bharat reported on 31 July 2026 that most residents of Karligad village, about 20 km from the Clock Tower, had moved into rented rooms in Sahastradhara and Maldevta after the road and bridge to the village were washed out.
No official rent figure. We found no 2026 report from the government, the National Housing Bank or a property research firm that gives rents for Dehradun, by area or for the city as a whole. NHB's RESIDEX tracks home prices, not rents. So we looked at what landlords are asking.
What rents look like
On 21 October 2026 we read every Magicbricks search-results page for flats for rent in Dehradun (615 listings shown) and for houses for rent (476 shown). We kept the 575 flat listings and 424 house listings that showed a monthly rent, and took the median, the middle value. The range in brackets is the middle half of listings: a quarter asked less, a quarter asked more.
Three cautions. These are asking rents, not the rents finally agreed. Agents often post the same home more than once. And a "house" on Magicbricks is often one floor of a house, not the whole building.

Too few listings to say. Clement Town, Raipur and Selaqui each had fewer than five listings of any one size and type on Magicbricks that day, so we give no figure for them. Much of the renting there is rooms, PGs and house floors let by word of mouth, which the portals do not capture well. The Dalanwala 3 BHK figure comes from a handful of large, mostly furnished flats and should not be read as typical of the area.
What it means for renters and landlords in Dehradun
This section is our view.
Flats cost more than house floors of the same size. Across the city, the median 2 BHK flat was asking ₹25,000 and the median 2 BHK house ₹15,000. A flat in a society usually brings lifts, power backup, parking and security, and the rent reflects that. If you can do without them, a floor in an owner-occupied house is the cheaper way to rent in Dehradun.
The north and east cost the most. Rajpur Road, Mussoorie Road and Sahastradhara Road had the most flat listings and some of the highest medians. Sahastradhara Road is where most of the city's new apartment projects are, close to the IT Park. GMS Road, Haridwar Road and Premnagar came in lower. See property on Rajpur Road, Sahastradhara Road and Prem Nagar for what is on offer.
What pushes rents, as far as the news shows. Students fill rooms and PGs in Premnagar, Bidholi and Clement Town, which is why police keep checking them. The expressway has made it easier to live in Dehradun and keep ties to Delhi. Selaqui's growth and the IIM campus at Sudhowala point west. Monsoon damage pushed some families into rented rooms on the Sahastradhara side. None of the reports we read measured the effect of any of these on rents, so treat them as reasons for demand, not as proof that rents have risen. Our view of the IIM Kashipur campus at Sudhowala is that it will not fill PGs yet.
How to judge a fair rent.
- Compare like with like: the same size, furnished or not, flat or house floor, in the same belt.
- Use the tables as a ceiling, not a target. Asking rents are where talks start.
- Ask what the rent covers: maintenance, water, parking, power backup. Two homes at ₹25,000 can cost very different amounts a month.
- Check the house before the rent. Ask about water supply, monsoon waterlogging on the road, and whether the building has any notice from MDDA or the Nagar Nigam.
- Put the rent, the deposit and the yearly increase in writing. Uttarakhand's Tenancy Act caps the deposit for a home at two months' rent; see what the Uttarakhand Tenancy Act says.
Landlords: price to the street, and verify. An overpriced listing sits empty, and one month empty wipes out a year of a small increase. Check what similar homes nearby ask before you set the rent. Then get the tenant verified, as the October fines show police are checking. Our posts on tenant verification in Dehradun and the owner's checklist for renting out a house cover the steps. PG operators should also read our report on PG and hostel checks in Premnagar and Clement Town.
