Renting out your house or shop in Dehradun: an owner's checklist
Before you hand over keys in Dehradun: verify the tenant with the police, sign a written agreement (registered if long), fix deposit, lock-in and increase, and record an inventory.
What should I do before I advertise?
Get the property ready and decide your terms first. Owners who decide on the phone end up giving every tenant a different answer.
- Repairs first. Leaking taps, loose switches and damp patches cost less to fix now than to argue about later.
- Clean and photograph it in daylight. Those photos become your listing and part of your record of the condition.
- Decide your terms: rent, deposit, lock-in, notice period, yearly increase, who pays maintenance and electricity, and whether you accept families, bachelors, students or pets.
- For a shop or office: know the carpet area, the sanctioned power load, the parking you can offer, and whether signage is allowed.
Then list it free on ILA Infra. See how we wrote the 1 BHK house in Bisht Gaon for an example.
Do I need police verification of a tenant in Uttarakhand?
Yes, do it for every tenant. Uttarakhand Police expect landlords to get tenants verified, and owners who skip it can face action if something goes wrong. Ask your local police station for the tenant verification form, or check the Uttarakhand Police website for the online option. You will usually need:
- The tenant's photo and a government ID, such as Aadhaar
- Their permanent address
- Your details and the rented property's address
Keep a copy of the submitted form. For a company tenant, verify the person who will actually use the premises, and ask for the company's registration papers too.
Should the rent agreement be registered?
Always have a written agreement, signed by both sides with witnesses, on stamp paper of the right value. A lease of more than one year must be registered under Indian law, and a registered agreement is the stronger document in any dispute for any term. This is why many residential agreements are written for 11 months.
For commercial property, a registered agreement is often what the tenant needs for GST registration, a trade licence or a bank account, so expect them to ask for it. Ask the sub-registrar's office or a local advocate about the current stamp duty and registration charges before you sign.
What should the agreement say?
- Names and addresses of owner and tenant, and the exact property, with floor and unit.
- Rent, due date and how it is paid. Bank transfer leaves a record. Cash does not.
- Security deposit, the number of months, and when and how it is returned.
- Term and lock-in. How long the agreement runs, and the period during which neither side can end it without paying.
- Notice period for either side after the lock-in.
- Yearly increase. Put the percentage in writing. A figure agreed on the phone is forgotten in a year.
- Who pays what: electricity, water, maintenance, society charges, minor repairs and major repairs.
- Use of the property. Residential only, or the specific business allowed in a shop. No sub-letting without permission.
- Alterations. What the tenant may change, and that they restore it when they leave.
- Inspection. Your right to visit with reasonable notice.
How much deposit and lock-in should I ask for?
There is no fixed rule. Look at what similar homes and shops near you ask on rentals in Dehradun and commercial property for rent in Dehradun. Commercial leases usually carry a longer lock-in and a larger deposit than homes, because the tenant often spends money fitting the place out. Whatever you choose, write it down.
Do I charge GST on commercial rent?
Commercial rent can attract GST when the owner is registered under GST. Rules on registration thresholds, who pays and residential property let to businesses have changed over time. Ask your chartered accountant before you quote, and say clearly in the listing and agreement whether the rent includes GST or is extra. Declare rental income in your income tax return either way.
Why does an inventory matter?
An inventory is the list of what is in the property on the day the tenant moves in: fans, lights, geyser, AC, furniture, curtains, keys, meter readings. Both sides sign it, and you attach dated photos.
On move-out, you walk the property with the same list. Normal wear is your cost. Damage beyond it comes from the deposit. Without the list, every deduction becomes an argument.
Questions people ask
Is tenant police verification compulsory in Dehradun?
Treat it as compulsory. Get every tenant verified through the local police station or Uttarakhand Police's online service and keep the record.
Should I make an 11-month agreement or a longer one?
Many homes use 11 months; many shops and offices sign longer, registered leases with a lock-in. Choose what suits the tenancy, and register longer leases as the law requires.
Who pays for repairs?
Whatever the agreement says. A common split is the tenant for minor day-to-day repairs and the owner for structural work and major fittings.
How fast will my property rent out?
That depends mostly on price, photos and how quickly you answer calls. A fair price and same-day replies do more than anything else.
