Dehradun–Mussoorie twin-tunnel highway: ₹3,500 crore, 42 km from Jhajra, alignment approved in 2026
NHAI has approved the alignment of a new 42 km, two-lane national highway from Jhajra in Dehradun to Mussoorie, with two tunnels, at an estimated ₹3,500 crore. The Wadia Institute is surveyi

The route
From Jhajra to Mussoorie. Garhwal Post reported on 7 February 2026, and Indian Infrastructure on 9 February, that NHAI had approved the alignment of a new two-lane highway about 42 km long, starting at Jhajra on Dehradun's western edge. Indian Infrastructure said it would end at Gandhi Chowk in Mussoorie; Garhwal Post said Library Chowk. Those are the two ends of Mussoorie's Mall Road.
Two tunnels. Both reports said the road will have a tunnel of about 2.9 km under the George Everest area and a second of about 2 km near the Everest House stretch. The tunnels are meant to avoid sharp bends, steep climbs and landslide-prone slopes.
Half an hour to Mussoorie. Indian Infrastructure said the new road should cut the trip from up to 90 minutes to about 30. Garhwal Post said it will link with NH-707A, the Mussoorie–Kempty Falls road, via Chaskot and Khanij Nagar.
Where it stands
NHAI project director Saurabh Singh told Garhwal Post that construction will start after the geological survey. The Wadia Institute of Himalayan Geology is studying the soil, rock structure and landslide risk along the route, and that work has begun. Indian Infrastructure said a detailed project report will follow the alignment approval.
We did not find a report on land acquisition, a DPR date or a construction start date as of mid-October 2026.
This is a different project from the greenfield bypass that NHAI was reported in September to be considering to ease Dehradun's own traffic, which we covered in our post on Mussoorie's tourist registration and the bypass. The Jhajra–Asharori greenfield bypass also starts at Jhajra.
What it could mean for property
This section is our view.
West Dehradun gains a second road to the hills. If it is built, Jhajra and the Premnagar–Selaqui side of the city would get a direct route to Mussoorie that avoids Rajpur Road and Kuthalgate. That could add to demand on the western edge, which our post on west Dehradun land prices tracks.
An approved alignment is not a land notice. Until the land acquisition notification is published, nobody can say exactly which plots will be taken. A plot sold as "on the new Mussoorie highway" may end up beside it, under it or nowhere near it. Do not pay a premium for that claim.
Hill construction near the tunnels will face scrutiny. The Wadia study is about landslide risk. Expect the authorities to look closely at building on the slopes the road passes through.
