West Dehradun land prices October 2026: Premnagar to Doonga, bridge
Doon Khabar reports plot rates of ₹30,000 to ₹46,000 a square yard from Premnagar to Doonga, even after the Nanda ki Chowki bridge approach road caved in this July.

What happened
A busy western belt. On 6 October 2026, Doon Khabar reported that Premnagar, Sudhowala, Manduwala, Pondha, Kandoli, Bidholi and Doonga, on the western side of Dehradun, are growing as a property market, with demand and prices for land still rising. It also named Sahaspur, Selaqui and Vikasnagar as part of the wider area. The reasons it gave were connectivity to the rest of the city, expected work on roads, drains and embankments, and a quieter setting with hill views that is still close to town.
The rates it quoted. Doon Khabar gave these as estimated rates, credited to local market information and local property dealers, not to any official record:
- MDDA-approved societies: about ₹40,000 to ₹46,000 a square yard.
- Non-MDDA or agricultural land: about ₹35,000 to ₹40,000 a square yard.
- Independent plots and colonies: about ₹30,000 to ₹32,000 a square yard.
The report said actual prices can vary a lot with papers, land use, approvals, road condition and location. It did not give earlier rates, so it does not say by how much prices have gone up.
The bridge. The same report said the approach road of the ₹16 crore Nanda ki Chowki bridge had sunk, followed by traffic jams, but that this has so far had no major effect on land demand. Buyers, it said, see the area as a long-term development zone.
How the bridge got here. The bridge carries the old Dehradun–Paonta Sahib highway over the Tons river at Premnagar. Uttarakhand Views reported on 13 July 2026 that the old bridge was damaged in floods on 15 September 2025, and that the new bridge was opened after about 300 days, early and before it was fully finished, because heavy rain had washed away the temporary crossing.
The cave-in. On 28 July 2026, part of the new approach road sank after heavy rain, leaving a large crater. ETV Bharat reported that police stopped traffic and diverted it. District Magistrate Ashish Chauhan told ETV Bharat that the bridge itself was intact and that only the approach road was damaged. Pioneer Edge reported that traffic was restored late the same evening and that the DM ordered a preliminary inquiry. Sources give the opening date as 12 or 13 July; ETV Bharat says 13 July.
Who was held responsible. ETV Bharat reported on 7 August that the state suspended three PWD engineers: Executive Engineer Rajesh Kumar, Assistant Engineer Amit Tyagi and Junior Engineer Naveen Gairola. It said the inquiry report found that no river diversion design had been prepared and that river training measures were missing, so water flow was concentrated and caused heavy scouring under the approach road. Hamari Choupal reported on 8 August that the PWD suspended the registration of the contractor, Himalayan Construction, and barred it from PWD tenders. It said further tests, including ground penetrating radar and electrical resistivity tests, were ordered.
Where it stands now. ETV Bharat reported that Chief Minister Pushkar Singh Dhami inspected the rebuilt approach road on 10 August 2026. We found no later report of fresh damage or a new closure. We also found no published date for the permanent river protection works, so the bridge's long-term safety in the next monsoon is not yet clear.
What it means for buyers and sellers in Dehradun
This section is our view.
Treat dealer rates as a starting point. The figures in the report come from dealers, not from registered sale deeds. Before you agree a price, ask to see a few recent sale deeds for nearby plots, and compare with the circle rate for that khasra. The gap tells you how much of the asking price is hope.
The type of land matters more than the locality. Doon Khabar's own numbers show a gap of up to ₹16,000 a square yard between an MDDA-approved society and an independent colony plot. That gap exists for a reason. Agricultural land needs a land-use change before you can build legally, and unapproved colonies are the ones MDDA seals and demolishes. Read our post on MDDA action against illegal plotting, and work through our list of papers to check before buying a plot.
Check the river, not just the road. The bridge failed because of scouring by the Tons. Several of these villages sit near rivers and seasonal streams. Ask the tehsil and irrigation office whether a plot is in a flood-prone strip, and look at it during the monsoon if you can.
Match the belt to your plan. The western side suits buyers who want larger plots and can wait. Our guide to Dehradun's four plot belts explains how it compares with the north, centre and south-east. You can also browse property for sale in Dehradun on ILA Infra.
Questions people ask
What is the price of land in Sudhowala and Manduwala in 2026?
Doon Khabar reported in October 2026 estimated rates of about ₹30,000 to ₹46,000 a square yard across the Premnagar to Doonga belt, depending on whether the land is in an MDDA-approved society, agricultural land or an independent colony. These are dealer estimates, not registered prices.
Is the Nanda ki Chowki bridge open?
Yes. Its approach road sank on 28 July 2026, but traffic was restored the same evening and the rebuilt road was inspected by the Chief Minister on 10 August. We found no report of a later closure.
Why did the Nanda ki Chowki approach road collapse?
The government's inquiry, as reported by ETV Bharat, found heavy scouring by the Tons river, no river diversion design and missing river training measures. Three engineers were suspended and the contractor's registration was suspended.
