Dehradun greenfield bypass, Jhajra to Asharori: 44% built, April 2027 target
NHAI's 12 km, ₹716 crore Dehradun bypass from Jhajra to the Asharori check post was about 44% built in April 2026, with completion targeted for April 2027.
What happened
In April 2026 the National Highways Authority of India (NHAI) gave an update on the Dehradun bypass. Swarajya reported it on 24 April, citing NHAI through the Press Information Bureau, and Construction World on 27 April. The details:
- What it is. A 12 km, four-lane, access-controlled bypass on a new (greenfield) alignment.
- Route. It starts at Jhajra, connects with the Paonta Sahib–Ballupur section of NH-7, and ends near the Asharori check post, where it joins the Delhi–Dehradun Economic Corridor.
- Cost. About ₹716 crore.
- Progress. About 44% physically complete.
- Target. April 2027.
- Who it serves. Traffic heading for the Selaqui industrial area, Vikasnagar, Herbertpur and Paonta Sahib in Himachal Pradesh, which would no longer need to pass through the city centre.
Much of the alignment passes through forest, and the design reflects that. The design speed is 100 km/h, cut to 80 km/h on regulated stretches. The right of way is 30 metres instead of the usual 60 metres, to save trees. There will be a 350-metre vehicular overpass so large animals can cross underneath, a separate cattle overpass, seven minor bridges, 21 box culverts and five Hume pipe culverts for smaller animals.
The bypass is a separate project from the Delhi–Dehradun Expressway, which we have covered separately on our news page. It is the link that lets traffic coming off the expressway head west without crossing the city.
What it means for buyers and tenants in Dehradun
This section is our view.
West Dehradun gets a faster route, in time. Selaqui, Premnagar, the Jhajra belt and the road to Vikasnagar are the areas most likely to feel the difference. Commuters to Selaqui's factories, and trucks heading to Himachal, should have an alternative to the city roads once the bypass opens. Until then, nothing changes on the ground.
Do not pay for a road that is 56% unbuilt. Expect sellers near Jhajra and Asharori to describe plots as "bypass-facing". A 2027 target is a target, not a date, and access-controlled roads have few entry and exit points. A plot next to the bypass may have no direct access to it. Ask exactly where the nearest entry point will be.
Check approvals hard in this belt. On 15 September 2026 Asianet News Hindi reported that MDDA had demolished about 5 bigha of illegal plotting in Jhajra. Fast-growing belts attract unapproved layouts. Ask for the MDDA-approved layout and check land use against the master plan. Our Master Plan 2041 update explains where that process stands.
Commercial and warehouse demand. Better links to Selaqui and Paonta Sahib may help demand for warehouses and shops on the western side over time. If you are looking now, compare current options on our commercial property for rent in Dehradun page.

Questions people ask
Where does the Dehradun bypass run?
From Jhajra, connecting the Paonta Sahib–Ballupur section of NH-7, to near the Asharori check post, where it meets the Delhi–Dehradun Economic Corridor. It is 12 km long, according to NHAI as reported by Swarajya.
When will the bypass open?
NHAI's target is April 2027. It reported about 44% physical progress in April 2026. We have not seen a later progress figure.
Will the bypass have local exits?
It is an access-controlled road, so entry and exit points are limited. NHAI's update did not list them. Ask NHAI or the district administration before you rely on access from a particular plot.
