House tax is coming to Dehradun's 40 newer wards from 2028: Malsi, Raipur, Sahastradhara, Nathanpur and more

What the Nagar Nigam said

Pioneer Edge reported on 2 April 2026 that the Municipal Corporation of Dehradun (MCD) will start collecting property tax from residents of the 40 wards added during the 2018-19 expansion from 2028, when their ten-year exemption ends. The state government had promised the exemption to win the areas' agreement to join the city rather than stay under gram panchayats. The MCD has been collecting tax from commercial buildings in these wards all along.

MCD tax superintendent Rahul Kainthola told the paper that the list of wards is ready and that the rates fixed earlier will apply when the exemption ends. Rates depend on a property's size, location and use. Commercial buildings, especially on main roads and in prime areas, pay more than homes.

Which areas. Kainthola named Malsi, Raipur, Sahastradhara, Dobhalwala, Nathanpur, Nawada, Chandrabani, Arcadia and Balawala, among others brought in during the expansion. The corporation says the tax will help pay for roads, drainage, street lights and sanitation.

Why we are writing about it now

The exemption still has more than a year to run, but the Nagar Nigam is already surveying new and unassessed buildings across all 100 wards. Our post on the Nagar Nigam's survey of new buildings covers that drive. Owners in the newer wards who get their property's details on record now, with the right area and use, are less likely to face a wrong first bill in 2028.

What it means for owners and buyers

This section is our view.

Budget for it if you are buying in these wards. A house in Raipur, Sahastradhara Road, Malsi or Nathanpur that pays no house tax today will pay from 2028. The amount is set by area, location and use, so ask the Nagar Nigam's tax office for an estimate before you buy.

Make sure the record is right. Check that the Nagar Nigam has your house's correct covered area and use (residential, not commercial) and the current owner's name. A shop or office let out from a house is taxed at the commercial rate, which already applies in these wards.

Pay the commercial part on time now. If part of your property is commercial, the tax on it is already due. Our post on house tax rebates and penalties for 2026-27 explains the discount for paying early and the penalty for paying late.

A tax receipt is useful paper. House tax receipts in the owner's name help show possession and are often asked for in a sale, a loan or a compensation claim.
