Dehradun localities guide: which area suits you to buy or rent

North Dehradun (Rajpur Road, Jakhan, Malsi, Sinola) suits families and offices; the west suits students and established colonies; the south and east suit space and budget.

Dehradun localities guide: which area suits you to buy or rent

How is Dehradun laid out?

Think of the city as a valley sloping up towards Mussoorie. The north climbs towards the hills along Rajpur Road. The west runs out along Chakrata Road past Ballupur and Prem Nagar towards Selaqui. The east heads towards Sahastradhara and Raipur. The south runs towards Clement Town, and the south-east along Haridwar Road to Doiwala and the airport.

Before you choose, ask yourself three things: where you will go every day, how much hill and narrow road you are willing to drive, and whether you want a settled colony or newer construction. Then walk the area at the hour you would actually travel.

Which areas are in north Dehradun?

Rajpur Road

The city's best-known address, running from the centre north towards the hills. It has hotels, restaurants, showrooms and offices along the main road, with residential colonies behind them. It suits people who want everything close and a recognisable address. Expect a mix of older bungalows, apartments and commercial buildings, and traffic at peak hours.

Jakhan

On Rajpur Road, and one of the easiest places in the city to run a small office: banks, chemists and cafés within walking distance, and a straight road into town. It also has quiet residential lanes. See property in Jakhan and office spaces for rent in Jakhan.

Malsi

Further up, towards the Mussoorie Road side, greener and quieter than the lower city. It suits families who want hill air without leaving Dehradun, and businesses that serve the colonies and institutions around it. See property in Malsi.

Sinola

A residential pocket in north Dehradun with newer apartment projects, such as The Oriana. It suits families who want a modern flat and a calmer setting while staying within reach of Rajpur Road. See property in Sinola.

Mussoorie Road

The road that climbs from the city towards Mussoorie. Plots, villas and homes with views are the draw, and many buyers look here for a second home. Check the approach road, slope and drainage carefully on any hill plot.

Kishanpur

A settled, mostly residential area off Rajpur Road, close to schools and the north Dehradun markets. It suits families who want an established neighbourhood rather than a new project.

Canal Road

Links the Jakhan and Kishanpur side and carries a growing number of commercial buildings, like the commercial floor in RV Tower. Good for offices and clinics that want north Dehradun without the Rajpur Road frontage.

What about east Dehradun?

Sahastradhara Road

Runs east towards the Sahastradhara springs and is home to the IT Park. It has many apartment projects and suits working professionals, and families who prefer a gated society with amenities.

Raipur

East of the centre, more open, with a mix of colonies, plots and independent houses. It suits buyers who want more land for the money and do not mind a longer drive into the centre.

What about west Dehradun?

Vasant Vihar

An established, planned residential colony in west Dehradun with wide roads and independent houses. It suits families who want a quiet, settled area. Stock is mostly resale houses and floors, and good ones move quickly.

GMS Road

A busy road with shops, showrooms and apartments on both sides, linking the west of the city to the centre. Good for retail, and for people who want to be on a main road with markets close by.

Ballupur

A major junction on Chakrata Road with markets around it. It suits families and tenants who want easy access to both the city centre and the west.

Prem Nagar

Further out on Chakrata Road, with a large student and rental market thanks to the colleges and institutions on this side of the city. Rooms, PGs and small flats are in demand here.

Selaqui

On the far west, known for its industrial area. It suits people who work in the factories and businesses there, warehouses and industrial users, and buyers looking for plots on the city's edge.

And the south?

Clement Town

A green, cantonment-influenced area in south Dehradun, home to the Mindrolling Monastery. It suits families and retirees who want space and quiet, with independent houses and plots.

Doiwala

South-east on Haridwar Road, near Jolly Grant Airport. Plots, farmhouses and independent houses dominate. It suits people who travel often, or who want land and are happy to be outside the city.
