What happened

The rebate and the penalty. Garhwal Post reported on 12 April 2026 that Dehradun Nagar Nigam is giving a 20% rebate on 2026-27 house tax paid by 31 March 2027. There was an extra 5% for anyone who paid by 30 April 2026, so early payers could save up to 25%. Tax not paid on time attracts a 12% penalty. ETV Bharat reported the same figures on 11 April and said tax can be paid online or at the Nigam's counters. Mayor Saurabh Thapliyal asked residents not to wait for the last date.

ETV Bharat added that in serious cases defaulters can face legal action and sealing of property, on top of the penalty and other charges.

A record year. Janta Ki Awaaz reported on 1 April 2026 that the Nigam had collected more than ₹60 crore in house tax in 2025-26, its first time past that mark, though short of a ₹75 crore target. ETV Bharat put the figure at ₹60.72 crore. Earlier years, as reported by Garhwal Post:

About 1.18 lakh taxpayers were registered by the end of the previous year, and Garhwal Post said the number should rise once a revised tax list is issued. Janta Ki Awaaz reported that municipal commissioner Namami Bansal told staff to keep collections going all year. From 1 April the 20% rebate on 2025-26 dues ended and the 12% penalty applied to defaulters.

A hunt for unassessed buildings. On 5 September 2026 The Pioneer reported that municipal commissioner Alok Kumar Pandey had reviewed tax recovery. He directed officials to:

What it means for owners in Dehradun

Pay before 31 March 2027. On a tax bill of ₹5,000, the 20% rebate is worth ₹1,000. Missing the deadline loses that rebate and brings a 12% penalty. It is an easy saving for very little effort.

Expect the Nigam to find new floors and new shops. The September instructions target new buildings, changes of use and changes in built-up area. If you have added a floor, turned part of a house into a shop, or let it out commercially, your assessment may change. It is better to update your records yourself than to have a survey team find the change and back-date the demand.

Keep your receipts. Buyers and banks often ask for up-to-date house tax receipts, and an unpaid demand can hold up a sale. If you are selling, clear the dues first. If you are buying, ask for the last few years' receipts along with the other papers in our guide to Dehradun registration costs.

Landlords. Whether house tax is yours or the tenant's should be written into the lease. Usually the owner pays. See our owner's checklist for renting out a house or shop.
