Commercial property in Dehradun: rent or buy, and which areas suit offices, showrooms, clinics and cafés
Rent commercial space in Dehradun if you are testing a location or growing fast; buy if the business is settled. Jakhan suits offices, GMS Road showrooms, Canal Road clinics.
Should I rent or buy commercial property in Dehradun?
Start with the business, not the property.
Rent when:
- You are new to Dehradun or new to a locality and want to test footfall first.
- Your team may double or halve in the next few years.
- You would rather put cash into stock, staff and fit-out than into a building.
- You want to be on a main road where buying is out of reach.
Buy when:
- The business is settled and you expect to be in the same place for many years.
- You plan to spend heavily on fit-out, as clinics, labs and restaurants often do, and do not want a landlord to benefit from it.
- You want the property as a long-term asset, and can afford it without starving the business of working capital.
- You find the right unit in the right place at a price that makes sense against the rent you would otherwise pay.
A simple test: compare the rent you would pay with the interest you would pay, or lose, on the money it takes to buy. Then add what each option does to your flexibility. Your chartered accountant can tell you how rent and ownership each affect your tax.
Which areas in Dehradun suit offices?
Jakhan and Rajpur Road are the easiest places to run a small office in north Dehradun: on the main road, with banks, chemists and lunch places close by. Our office space with cabins in Jakhan and furnished office near Anjali Dairy are both here. See all of them on office spaces for rent in Jakhan.
Canal Road has larger commercial buildings for teams that need a whole floor, like the floor in RV Tower.
Sahastradhara Road, with the IT Park, suits technology companies and back offices.
Which areas suit showrooms and shops?
Retail lives on visibility and parking.
- Rajpur Road for brands that want the best-known address in the city.
- GMS Road and Ballupur for busy main-road frontage in the west of the city.
- Prem Nagar for shops serving students and the colonies along Chakrata Road.
- Selaqui and Doiwala for showrooms and godowns that need space, loading and access to the highway more than walk-in traffic.
Before you sign for a shop, stand outside it at the hours you would open and count who walks past.
Which areas suit clinics?
A clinic needs a ground floor or a lift, easy parking and a location patients can describe to an auto driver. Look near established residential colonies: Jakhan, Kishanpur, Vasant Vihar, Canal Road and Malsi in the north and west all have homes close by. Check the power load for equipment, water supply, and whether the building allows medical use and signage.
Which areas suit cafés and restaurants?
Cafés need footfall and a view of the street. Rajpur Road and Malsi, on the way to Mussoorie, draw residents and visitors alike. Near colleges, Prem Nagar and the stretches around institutions in Malsi draw students; our commercial space near Pestle Weed College is an example.
For food businesses, check before you sign:
- Whether the building and the landlord allow a kitchen
- Exhaust and gas line routing
- Water supply and drainage
- Parking and space for seating outside, if you need it
- The licences you will need, and whether the property can get them
What should I check before renting commercial space?
- Carpet area, measured, not just quoted.
- Lock-in, notice period and yearly increase, in writing.
- Security deposit and how it is returned.
- Power load and backup for your equipment.
- GST on the rent, and whether the quoted rent includes it.
- A registered agreement, which you will often need for GST registration and bank accounts.
- Signage and parking rights.
Our commercial space in Malsi and office space in Jakhan posts go into these in more detail.
What should I check before buying commercial property?
Everything above, plus: clean title and an encumbrance certificate, an MDDA-approved map that shows commercial use, completion papers, and RERA registration if it is in a new project. Our checks before buying a flat in Dehradun apply almost line for line.
Questions people ask
Is it better to rent or buy a shop in Dehradun?
Rent while you are proving the location; buy once the business is settled and the numbers work. Many owners rent first and buy later in the same area.
Where is the best area for an office in Dehradun?
For small offices in the north, Jakhan and Rajpur Road. For larger floors, Canal Road. For IT teams, Sahastradhara Road.
Does commercial rent in Dehradun include GST?
It depends on the landlord's GST registration and the quote. Ask whether the rent is inclusive or plus GST, and check with your accountant.
Can I run a clinic or café from any commercial space?
No. Check that the building allows the use, that the power and water are enough, and that you can get the licences you need.
