Office space for rent in Jakhan, Dehradun: what ₹15,000 to ₹60,000 a month gets you

Jakhan sits on Rajpur Road between Dilaram Chowk and Malsi, and it has become one of the easiest places in Dehradun to run a small office. Here are three spaces we are renting out there righ

Office space for rent in Jakhan, Dehradun: what ₹15,000 to ₹60,000 a month gets you

Why businesses pick Jakhan

1. Ready cabins off Rajpur Road, ₹15,000 a month

Office space with cabins for rent in Jakhan is already divided into glass-and-aluminium cabins along a central corridor, with wood-panelled walls, fans and lights. The inner room works as a manager's cabin or a small meeting room. It suits a CA or legal practice, a consultancy, a tuition centre or a site office. Add your own furniture and move in. The rent is negotiable.

2. Fully furnished 350 sq ft office near Anjali Dairy, ₹25,000 a month

The furnished office near Anjali Dairy is ready to use: a director's cabin with an executive desk and leather chair, a meeting table, a reception sofa, blinds, a stone-finish feature wall and a pantry corner. For a startup, a travel or real estate office, or a branch that needs to open quickly, this saves the month you would otherwise spend on carpenters. The rent is negotiable.

3. A full commercial floor in RV Tower, Canal Road, ₹60,000 a month

The commercial floor in RV Tower is a large open floor with vitrified tiles, daylight from several sides and AC points already in place, plus a glass front towards the road. It is the one for a corporate office, a bank or NBFC branch, a coaching institute, a clinic or a co-working operator who wants to fit it out their own way.

What to check before you rent an office in Dehradun

  1. Carpet area, not super area. Ask for the usable floor area and measure it yourself if the layout matters.
  2. Lock-in and notice period. Most commercial leases have a lock-in of 11 months or more. Know what you owe if you leave early.
  3. Security deposit. Agree the number of months and when it is returned, in writing.
  4. Annual escalation. A yearly increase of 5 to 10 percent is common. Put the figure in the agreement.
  5. Power load and backup. Check the sanctioned load if you run servers, AC in every cabin or equipment.
  6. Parking and signage. Confirm how many vehicles you can park and whether you can put up a board.
  7. GST on rent. Commercial rent attracts GST when the owner is registered. Ask whether the quoted rent includes it.
  8. Registered agreement. A registered rent agreement protects both sides and is often needed for GST registration and bank accounts.
