MDDA housing in Dehradun 2026: Aalayam, Dhaulas and new flats status

MDDA held a lottery for 232 Dhaulas flats in July 2026, sold out its HIG flats at ISBT and Aamwala Tarla, and is planning flats on Haridwar Bypass. Here is where things stand.

MDDA housing in Dehradun 2026: Aalayam, Dhaulas and new flats status

What happened

The Mussoorie Dehradun Development Authority (MDDA) is the city's planning body. It also builds and sells flats. Its schemes are usually cheaper than private projects, so buyers watch them closely. We pulled together what has been reported in 2026.

The budget. MDDA's 113th board meeting on 27 April 2026 approved a budget of about ₹968 crore for 2026-27, Swaraj TV reported. The meeting was chaired by Garhwal Commissioner Vinay Shankar Pandey. The report said the board discussed 48 proposals and approved residential, commercial and tourism projects, but it did not list the housing items. The often-quoted ₹1,000 crore figure is from the year before. Pioneer Edge reported on 29 May 2025 that MDDA presented a budget of about ₹1,000 crore for 2025-26 at its 111th board meeting, and that the board wanted land found for a new residential scheme.

HIG flats sold out. Hill Live reported on 21 March 2026 that all HIG (high income group) flats in MDDA's ISBT housing scheme and its Aamwala Tarla scheme had been booked. It said both schemes were relaunched in June 2024 and sold on a first-come, first-served basis. The report did not give prices or say how many flats in other categories are left.

Aalayam at Aamwala Tarla. Aalayam is MDDA's housing scheme at Aamwala Tarla, off Sahastradhara Road. The Square Yards portal lists it as 272 studio, 1, 2 and 3 BHK flats on 7.41 acres (about three hectares), with RERA number UKREP02180000164 and no price shown. In November 2025, Lead Reporting said MDDA had been told to start allotting Aamwala Tarla flats by 31 March 2026. On 3 June 2026, Satyawani reported that completion of the Aalayam scheme was also targeted for June 2026. Doon Horizon reported on 17 June 2026 that possession at Aamwala Tarla would begin in July 2026. We did not find a later report confirming that keys were handed over, or an official current price list.

Dhaulas lottery. On 30 July 2026, MDDA held a computerised lottery for 232 EWS families in the Dhaulas housing scheme under PM Awas Yojana (Urban), at City Junction Mall near ISBT. Doon Horizon and Uttarakhand Aaj both reported the event. Four people with disabilities and two senior citizens were given ground-floor flats first. MDDA Secretary Mohan Singh Barnia (spelt Barnya or Burniya in some reports) said every beneficiary was given a building number through the lottery. Dainik Adarsh News dated the event 31 July. None of these reports gave a possession date or the price each family pays.

Dhaulas progress. In June, Doon Horizon reported that 10 of the 15 towers at Dhaulas were complete and handover would start on 30 July. A later Doon Horizon report in August, covered in our PM Awas Yojana post, said 180 of 240 homes were built. The figures are from different dates and may count differently.

A new scheme on Haridwar Bypass. Amar Ujala reported on 14 January 2026 that MDDA will build flats on Haridwar Bypass for all income groups, EWS, LIG, MIG and HIG. Vice Chairman Banshidhar Tiwari asked officers to prepare the proposal within a week. We found no later report with a flat count, price or launch date.

What it means for buyers in Dehradun

This section is our view.

There is no open MDDA scheme to apply for that we could confirm. The HIG flats at ISBT and Aamwala Tarla are booked, the Dhaulas flats are for PMAY beneficiaries, and Haridwar Bypass is still at the proposal stage. Check MDDA's website for its "What's New" notices before believing an agent who says he can get you an MDDA flat.

Never pay a middleman for an allotment. MDDA flats go by lottery or first-come booking, with money paid to MDDA. Ask for an official receipt and an allotment letter in your name.

Buying an MDDA flat on resale? It can be a good option, but do the same checks as any flat. Confirm the original allotment, that MDDA's dues are paid, and whether MDDA permits transfer. Our checks before you pay for a flat list what to ask.

Do not wait only for MDDA. Government schemes are slow and small. If you need a home this year, compare private listings too. You can browse property for sale in Dehradun on ILA Infra.
