PM Awas Yojana Urban in Uttarakhand, 2026: where things stand for Dehradun

Uttarakhand won a national PMAY-Urban 2.0 award on 5 October 2026. The Centre has sanctioned 3,979 homes in the state, and 180 of Dehradun's 240 Dhaulas flats are built.

What happened

A national award. On 5 October 2026 Uttarakhand was named best performing state under Pradhan Mantri Awas Yojana-Urban 2.0 (PMAY-U 2.0), Asianet News Hindi reported. The award, given at Vigyan Bhawan in New Delhi, was for the highest grounding ratio, meaning the share of sanctioned homes where building has actually started. Union Minister of State for Housing and Urban Affairs Tokhan Sahu presented it.

How many homes. The same report said the Centre has sanctioned 3,979 homes in Uttarakhand under PMAY-U 2.0, and work has started on 1,867 of them. Funds had already been released for 2,332 of these homes.

The latest batch. Amar Ujala reported on 18 September 2026 that 1,647 more homes had been approved in Chamoli, Haridwar, Nainital, Tehri and Udham Singh Nagar. Kashipur (270) and Haldwani (182) had the most. Dehradun was not on that list. Each home gets ₹2.75 lakh: ₹2.25 lakh from the Centre and ₹50,000 from the state, paid in four instalments of ₹20,000, ₹90,000, ₹1.10 lakh and ₹55,000. Geo-tagging is compulsory.

Older projects near completion. Separately, Doon Horizon reported on 20 August 2026 on 18 PMAY-Urban projects in the state with 15,496 homes. It said 12,948 (84%) were built, 1,271 families had their keys, building was to finish by 30 September 2026, and handover was planned for December 2026. Most of these homes are in Udham Singh Nagar (about 10,200) and Haridwar (4,528). Dehradun's share is the Dhaulas housing scheme: 240 homes, of which 180 were complete and 60 still being built. The report said the state had raised its contribution from ₹50,000 to ₹75,000 per home for these projects. Housing Secretary Dr. R. Rajesh told contractors to finish the remaining work.

The ₹50,000 figure from Amar Ujala and the ₹75,000 figure from Doon Horizon appear to refer to different parts of the scheme. Check the amount that applies to you with your local body.

In November 2025 Lead Reporting said MDDA had been told to finish the Dhaulas EWS homes by 31 March 2026. The August report shows 60 were still unfinished then.

The national picture. All India Radio reported on 9 August 2026 that more than 1.25 crore homes have been sanctioned under PMAY-Urban so far, and over 1 crore completed and delivered. Under PMAY-U 2.0 alone, about 2.09 lakh homes had been sanctioned across 16 states and union territories, including Uttarakhand.

Land for affordable housing. On 11 February 2026 the Uttarakhand Housing and Urban Development Authority (UHUDA) extended the deadline for landowners, firms and private partners to offer land for affordable housing under PMAY-U 2.0 through public-private partnership. The notice is on UHUDA's website.

What it means for buyers and tenants in Dehradun

This section is our view.

If you think you qualify. PMAY-Urban is for families without a pucca house of their own in urban areas. The scheme decides who qualifies and how much help they get. Apply through your Nagar Nigam or Nagar Palika office and keep copies of everything you submit. Be wary of anyone who charges a fee to "get you a PMAY house".

If you were allotted a Dhaulas flat. The building deadline reported was 30 September 2026, with handover planned by December. Keep your allotment papers ready and ask the implementing agency for the possession date in writing.

If you are buying in the open market. PMAY homes sold or rented on informally are a known problem in many cities. Before you buy or rent a flat in a government scheme, check with the allotting body that the seller is the allottee and that a sale or let is allowed. Our checks before you pay for a flat still apply.

If you own land. The UHUDA notice is a route for landowners to offer land for affordable housing. Read the notice and take advice before you commit.
