Dehradun new Aadhat Bazaar October 2026: plot allotment due from Navratri

What happened

Allotment is due to start this Navratri. Amar Ujala reported on 9 October 2026 that the Mussoorie Dehradun Development Authority (MDDA) is ready to begin allotting land in the new Aadhat Bazaar from Navratri. The paper said an earlier plan to start allotment in early 2026 had been put off. We could not find a report up to 14 October 2026 confirming that allotment letters have actually been handed out.

Who moves, and how many. The old wholesale market sits between the railway station and Saharanpur Chowk and is about a century old, according to Amar Ujala. It reported that about 356 wholesale traders (aadhatis) are to be shifted, and that around 170 of them will get plots in the first round. ETV Bharat reported in July 2025 that 350 traders had opted for either compensation or a plot at the new site, and that 80 had chosen compensation only.

Plot sizes. Amar Ujala gave plot sizes of 60, 120, 180 and 240 square metres. ETV Bharat's July 2025 report listed a different mix, ranging from small 15 square metre shops to 150 square metre plots. The final layout may have changed between the two reports. The allotment letters will be the record that counts.

Where the new market is. Amar Ujala describes the new market as being in Dehrakhas, on about 10 hectares. ETV Bharat in 2025 placed it at Brahmanwala on Haridwar Road, also on about 10 hectares. Satya Voice reported in August 2026 that the market falls in the Dharampur Assembly constituency.

Facilities promised. According to Amar Ujala, the new market has a five-storey parking block for 570 vehicles, cold storage, a fire station, a sewage treatment plant, a hotel and guest house, and a park.

Compensation and stamp duty. Amar Ujala reported that eligible traders could choose between a plot and a fixed money compensation based on their property category, with 15% extra relief in some cases. It said stamp duty relief of about Rs 3.31 crore had been given on registries. ETV Bharat put total compensation assessed for the shift at Rs 126 crore in July 2025.

A deadline that kept slipping. In July 2025, ETV Bharat quoted MDDA vice-chairman Banshidhar Tiwari as saying construction at the new site was complete and allotment would begin the next month. On 24 and 25 August 2026, Asianet News Hindi and Satya Voice reported that Tiwari had told officials to finish plot allotment by September 2026, after a site visit with Dharampur MLA Vinod Chamoli. Asianet reported that visitors and traders would pay for parking, while local residents would park free, and that MDDA would work with NHAI on traffic. September passed, and the date is now Navratri.

What happens to the old market. Amar Ujala reported that shops in the old market will be demolished once traders move, and the road widened. ETV Bharat reported in 2025 that the stretch from Saharanpur Chowk to Tehsil Chowk, about 1.55 km, is to be widened to 24 metres. Hindustan Aaj Tak reported in November 2025 that MDDA had begun paying compensation and registering affected properties in favour of the Public Works Department for this road.

What it means for buyers, tenants and shop owners in Dehradun

This section is our view.

Wholesale trade will move south of the city centre. When the move happens, trucks, godowns and buyers will follow it. That may raise demand for storage, small offices and staff housing near the new market. It may also ease truck traffic around Saharanpur Chowk. Neither effect is guaranteed, and both depend on how fast traders actually shift.

Do not pay a premium on a promise. Brokers often price land near a new project as if it is already busy. The allotment has been delayed more than once. If you are looking at a plot or shop near the new market, judge it on today's road, water and power, not on the market's opening.

If you own or rent near the old market, read the widening plan. Shops and houses along the Saharanpur Chowk to Tehsil Chowk road may lose frontage. Ask MDDA or the PWD whether your property is on the list before you renew a lease, renovate or sell. A buyer should ask the seller the same question in writing.

Traders getting plots should check the paperwork. Make sure the allotment letter gives the plot number, size, terms and any payment due. Check how stamp duty relief applies to your registry. Our guide on registration costs, circle rates and stamp duty in Dehradun explains the basics.
